New master plan to be developed for Dunn’s River

The Urban Development Corporation, UDC, is seeking a consultant to develop a plan for Dunn’s River Falls and Park in St Ann, which will evaluate usage of the 188.5-acre property over an horizon of 10 to 15 years.

“The objective of this assignment is to develop a comprehensive and integrated master plan for the development of Dunn’s River Falls and Park, a plan which establishes a vision for the said property, by identifying the most options for the vast land holding and charting an achievable course for the future,” state agency UDC said in the tender document.

The property has three sections with roadways slicing each part. Section 2, the largest of the three, spans 124 acres, not including the waterfalls.

UDC wants consultants to design various scenarios to keep the park relevant to continue attracting the roughly one million visitors annually, while striking “a delicate balance of preservation and evolution”.

At the outside, the plan would guide the evolution of the park up to year 2040.

“The assignment will see the creation of a plan to guide the growth and development of Dunn’s River Fall and Park, in St Ann, Jamaica over the next 10 to 15 years,” said UDC.

The document made no mention of new buildings or structures on the vast property.

The bids for the consultancy are due by February 24, and the winner have three months thereafter to produce the master plan.

Dunn’s River is the largest of several parks and attractions operated by UDC. For the fiscal year ending March 2025, the UDC’s projects division is projecting that the facilities, inclusive of Dunn’s River, Green Grotto caves, Turtle Park River and others, will generate $2.4 billion in revenue. In FY2024, revenues were estimated at $1.8 billion.

During this fiscal year, projects for Dunn’s River included the introduction of new products, including food and beverage service at night, as well as ATV and bike riding.
